We compiled the top 25 most asked roofing questions.

When it comes to protecting your home, few investments matter more than your roof. Whether you’re dealing with storm damage, leaks, or simply planning ahead, homeowners across Central Ohio often ask the same questions about roof repairs, replacements, and maintenance. To save you time, we’ve compiled the top 25 most asked roofing questions with detailed, straightforward answers. From costs and warranties to insurance claims and materials, this guide will help you make smarter decisions and avoid costly mistakes.

1. How long does a roof last in Ohio?

In Central Ohio, most asphalt shingle roofs last 20–25 years if properly maintained. Metal roofs can last 40–70 years, and slate can last 100+ years. Local weather, like heavy snow or summer storms, often shortens the lifespan of shingles.

2. What are the signs I need a new roof?

Look for missing or curling shingles, granules in your gutters, sagging areas, leaks, or daylight showing in your attic. If your roof is over 20 years old, it’s smart to schedule an inspection.

3. How much does a roof replacement cost in Central Ohio?

Costs vary by size and material. In Ohio, the average asphalt roof replacement runs $7,000–$15,000, while premium options like metal or slate are higher. Labor, tear-off, and disposal fees also factor in.

4. Can my roof be repaired instead of replaced?

Yes, if damage is minor (like a few missing shingles or a small leak). But if there’s widespread damage, water infiltration, or age beyond 20 years, replacement may be more cost-effective.

5. Does homeowners insurance cover roof replacement?

Insurance usually covers roof damage caused by sudden events like storms, hail, or fallen trees — not normal wear and tear. Always check your policy and document storm damage quickly.

6. How do I choose the best roofing contractor?

Look for a licensed, insured, and local roofing company with good reviews. Ask for written estimates, warranties, and references. Avoid door-to-door storm chasers after severe weather.

7. What’s the best roofing material for Ohio weather?

Asphalt shingles are popular and affordable. Metal roofing holds up well against storms and snow. Slate and tile are durable but costly. In Ohio’s freeze-thaw climate, asphalt and metal tend to perform best.

8. How long does it take to replace a roof?

Most residential roof replacements take 1–3 days depending on size, complexity, and weather. Larger homes or specialty materials may take longer.

9. Do I need to leave my house during roof replacement?

No, you can usually stay home. Expect noise, vibrations, and some mess around your home, but roofing crews work outside. For pets or kids sensitive to noise, it may be easier to leave for the day.

10. How do I know if my roof has storm damage?

Check for missing shingles, dents in gutters, water spots on ceilings, or debris in the yard. A professional inspection is the safest way to confirm hidden damage.

11. What kind of warranty comes with a new roof?

Most manufacturers offer 25–50 year material warranties, and reputable roofing companies provide workmanship warranties (often 10 years or more). Always ask for both.

12. How much value does a new roof add to my home?

A new roof can increase resale value by 60–70% of the cost invested. It also improves curb appeal, buyer confidence, and home energy efficiency.

13. Do roofers handle gutters and ventilation?

Yes, many roofing companies also install or repair gutters, soffit, and ridge vents to improve airflow and protect your roof. Proper ventilation prevents mold and extends roof life.

14. Can I finance a new roof?

Yes, many contractors offer financing plans. You can also explore home equity loans, insurance claims (for storm damage), or credit-based financing programs.

15. Will a new roof lower my energy bills?

Yes, modern roofing materials and proper ventilation reduce heating and cooling costs. Reflective shingles and metal roofing can keep your home cooler in summer.

16. How do I maintain my roof?

Clean gutters twice a year, trim overhanging branches, remove debris, and schedule an annual inspection. Preventative maintenance avoids costly repairs.

17. What’s the cheapest roofing option?

Standard 3-tab asphalt shingles are the most affordable, but architectural shingles are more durable and better-looking for a slightly higher cost.

18. Can I install a roof over my old shingles?

Yes, but it’s not always recommended. Adding a second layer may save money short term, but it adds weight and can hide problems. A full tear-off gives a longer-lasting result.

19. What is flashing and why is it important?

Flashing is thin metal installed around chimneys, vents, and valleys to prevent water leaks. Damaged or missing flashing is a common source of roof leaks.

20. Should I replace my roof before selling my house?

If the roof is in poor condition, replacing it can help sell faster and at a higher price. If it’s in decent shape, repairs may be enough.

21. How do ice dams affect my roof?

Ice dams form when snow melts and refreezes at the roof’s edge, causing leaks under shingles. Proper insulation, ventilation, and ice guard underlayment can prevent this.

22. Can hail really damage my roof?

Yes. Even small hail can crack shingles, loosen granules, and shorten roof life. Hail damage is often covered by insurance if reported quickly.

23. How often should I inspect my roof?

At least once a year, plus after major storms. Early detection saves money on repairs and prevents hidden leaks.

24. How do I choose between repair and replacement?

If repairs exceed 30% of the roof’s surface or the roof is near the end of its lifespan, replacement is usually more cost-effective.

25. Why hire a local roofing company in Central Ohio?

Local roofers know Ohio’s weather challenges, have quick response times, and are more accountable than out-of-town contractors. They’re also familiar with regional building codes.

With regular maintenance and some care most roofs will have a considerable life of 15 years or more, but regardless of how careful you are in looking after your roof you will inevitably need to have a new roof fitted one day and it can be a large outlay of money, however, your roof provides an invaluable service to you, the house itself and the contents within it so it is important that you do not compromise the quality of your new roof by taking the cheapest quote around. The key is to shop around as much as possible. Get a free roofing estimate from numerous different companies and make sure that you are comparing them on a like for like basis to get the best idea of which quote suits your needs.

Preparation before you request a free roofing estimate

It is always important to do your research, especially if you know little or nothing about roofing. When you request a free roofing estimate you want to be able to do so with confidence that you know what you are asking for. Searching the Internet will usually yield impressive results for your research and you can always ring a roofing contractor to ask a few questions; they will normally be glad to help in the hope they will be invited to work on the project. Try to research as much as possible regarding the potential materials and some basic building techniques that may be employed.

Picking the companies to give you a free roofing estimate

Word of mouth is one of the most effective ways of finding good roofing contractors. This way you will already know that the company in question has done good work on somebody else’s house. Look around for houses that are having their roof done and ask the homeowner what they think of the work; if the work has been good they won’t mind telling you.

Roofing Contractors | Roofing Columbus | Roofing Companies | Roof Repair | Roof Replacement | Roof Estimate | Flat Roof Repair | Roofing Company Columbus Oh | Licensed Roofer | Roofing Companies | Roof Repair Service |Local Roofing Contractors | Roofing Companies | Roofers In My Area | Garage Roof Repair | Roofing Contractors Columbus | cost of roof replacement | columbus ohio roofing companies | roofing companies columbus ohio | roof installation | Roofing Companies Near Me

Compare on a like for like basis

When you have a list of quotes for anything, whether insurance or for your roofing work it is vital that you compare them on a like for like basis. This is why it is also important that you research the product you are looking to buy before you begin your hunt for the best free roofing estimate you can find. If you have a quote from one company offering you two layers of slate shingles and an offer from another company only offering one layer it is immediately obvious that the latter is going to work out cheaper because they have lower cost of materials and lower labor costs.

You should always make sure that you clearly indicate what you want a quote for and this way whenever you receive a free roofing estimate you will be able to quickly ascertain how it stands up to competition from other companies. A free roofing estimate is invaluable in your search for the best value roofing contractor but only when used properly, otherwise it can do more harm than good.

Roofing is something that every home owner needs to know something about, after all it is about the roof over your head and is directly linked to the quality of life in your house. Looking for anew roof for a house can be an exhausting work, the research for the materials and the negotiations with the professionals, even before any material has been purchased and any work begun you may find yourself giving up the idea, just for the sheer scale of the project and what it involves.

If you are looking to get a new roof on your house, you will have to think about the way you are going to get the work done, many people think that they can do the work themselves only to later discover that they cant, and than they are in a desperate situation that needs urgent help, which usually costs them much more than if they would have planed things right. When you are thinking of getting a new roof for your house, chances are that you will not want to go at it alone. Not only is the construction dangerous, but it is hard to select the correct roofing materials and to construct it in a structurally-reliable manner.

There are, of course, advantages to getting a professional to do the roofing for you. The number one advantage of hiring a roofing contractor is that you will be able to get expert feedback on what materials you need, for both aesthetic and practical reasons. If you have any questions about damage to your roof, or anything to do with style, you will be able to speak with your roofing contractor. Another advantage of using a roofing contractor is that you are ensured of having the job done right the first time, there should be maximal efficiency to the roofing contractor work, allowing you minimal time of work on your house and the absolute minimum discomfort for you and your family while the work is being done.

Not only can they do what you request of them, but your roofing contractor may also be able to locate any problem areas that may be arising. This is very important because if you can get these areas repaired early on, you may be able to avoid a lot of damage to your home down the road. It is very important to get a roofing job done as professionally and as thoroughly as possible, since most people do not go about changing their roof every few years you may want to think of all the aspects of this project before you sign any agreement or buy any material.

Naturally you should find out if the contractor you are going to hire is the right person for the work so you may want to ask them for some references. The best way that this can be done is asking what other houses in your neighborhood that they have worked on, look at the work, listen to other peoples experience and that would make your decision easier. This way you can go by and see what the roof looks like, and also ask these people what they thought of the level of service that they received. By checking out potential contractors up front, you will be able to avoid running into problems after they have already started the job.

When considering any building work to your property it is always important to consider whether building permits are required for that particular work. Without the applicable building permits it is quite possible that the new extension, the new garage or the new roof are not legal. You may be required by county or state law to remove the building work or pay a fairly hefty fine. The state buildings department usually conducts the issuing of roofing permits and any other building permits and your builder or contractor will have more accurate details of the permits you might require and how to go about getting one. You should consult with a contractor first because this can save a lot of time and potential heartache at a later date.

Call The Pro’s Before You Say Yes!

Roofing permits have been introduced and have become much more stringent in a lot of states to ensure that you are having a suitable roof fitted to your house that will stand up to a reasonable amount of bad weather. The roof on your house is the one thing that protects the inside of the home, the contents and the occupants from serious injury or damage in the event of storms or other prevailing weather conditions so it is important that you have the correct roofing installed to prevent this damage. Roofing permits are granted fairly easily as long as you meet these conditions.

When might I require building permits?

If you are having repairs done to your existing roof it is very unlikely that any roofing permits will be required because you are not changing the layout or the structure of your building in anyway. However, if you are having an extra layer of shingles added to your roof then you should check whether you need roofing permits to complete this project. Also, if you are having an entirely new roof fitted you will definitely need to consult your contractor and ask whether you should obtain roofing permits.

Different states have different regulations.

Unfortunately, we cannot tell you the roofing permits you will require for your new roof because they differ from one state to the next. This is why it is so important that you do the research and find out for yourself. What could be correct for one person could be completely incorrect for the next person. Try contacting your local council or government and inquiring with them. Tell them that you are thinking of having a new roof fitted and you want to make sure that you are getting the correct roofing permits; they will be able to help you.

The roof on your house is your first line of defense and is a vital barrier in protecting you and the contents of your home against the elements. There will unfortunately come a time in the life of every roof when repairs become pointless and you are essentially forced to purchase a new roof. When this time does arrive you are better spending as much as you can afford on getting the best roof with the longest life. When you ask for a quote from a roofing contractor try to get an idea of the roofing permits that will be required for the work you want done because without the appropriate ones you could find yourself in a lot of trouble.

Curling or cracked shingles. Leaks in the ceiling. Too many asphalt granules in the gutters. Any one of these telltale signs can mean it’s time to replace your home’s roof. So where do you start? With a reputable contractor. Schedule time to sit down with three or more recommended roofers and ask the following questions:

• What is the full name and address of the company? This will verify that the company is credible.

• Does the company carry insurance? Contractors should carry both comprehensive liability insurance and workers’ compensation to protect you as the homeowner in the event that an accident occurs.

• Is the company a licensed or credentialed contractor? Although not all states require licensing, it is a good indicator that the contractor is knowledgeable and dedicated.

• How long has the company been in business? The longer the company has been in business, the better; the lifespan for most small businesses is three years.

• Will the company provide referrals or references from previous jobs? Ask for a list of names and phone numbers of previous employers and try to get photos of the roofer’s completed work.

• What is the company’s workmanship warranty? Warranties that cover the installer’s work should typically cover a minimum of a one-year time span.

• What is the company’s track record for solving customer complaints? Request a referral from a job that involved a complaint. This will show the homeowner how the contractor handles problems when they do arise.

As homeowners, we are vulnerable to mother nature every day. When misfortune lands at our doorstep or, in this case, our rooftop, we can be thankful for insurance coverage and the availability of roofing insurance claims for storm damage. When purchasing insurance, it is always advisable to check with your insurance agent about your policy’s coverage as it relates to roofing insurance claims storm damage.

If you live in an area where storms, especially those known to create a lot of damage, occur frequently, ask your agent to explain exactly what is covered in the event of a loss. For instance, if you live in an area that is known for hurricanes, tornadoes or flooding, these are all factors that could cause major damage and the policy regarding roofing insurance claims for storm damage needs to be clearly defined. At times, there are reports of individuals who suffer extensive storm damage to their home only to learn that their policy did not cover roofing insurance claims for storm damage. There is no doubt that storm damage can cause a lot of problems with your roof in particular, so it’s extremely important to make sure your insurance policy covers any problems that may arise in the event that the unexpected should occur.

When you think about it, our roof is the only thing that protects us from rain, snow, sleet or, in the worst case, a natural disaster. It is expected that, at some point, our roof will be in need of repair. Our roof is essential to a home because, without it, we would be left out in the rain – literally.

If your roof is damaged during a storm, the first thing to do is contact your insurance agent. You will need to ask about their policy regarding the filing of roofing insurance claims for storm damage. Your agent will then advise you in proper procedures and deadlines. Explain to your agent, in detail, exactly what damage was caused and the date of the occurrence. If your roof is leaking, it will need to be repaired or replaced immediately to avoid further damage to the interior of your home. It’s important to inform your agent of any repairs that need to be made without delay. This information is crucial in the processing of roofing insurance claims for storm damage.

After the initial contact with your insurance agent, you should receive a letter or telephone call from their department, which handles roofing insurance claims for storm damage. Following that, an adjuster will likely contact you. In most instances, the adjuster will want to see the damage, take photographs of the loss and will provide the insurance company with an estimate on the cost of repair or replacement. It is not advisable to sign a contract or make any agreements until your hear from your insurance agent. The adjuster may, however, provide you with an estimate on the cost to repair any damage that your roof has sustained during a storm.

Once you receive an estimate from your insurance company, you may begin the process of contracting the work out to a professional. If you choose to hire a professional, ask them to provide you with a projected cost once they have reviewed the damage. During your initial conversation, explain that the funds will come from your insurance company’s claims department, which handles the payment of roofing insurance claims for storm damage. Provide the projected cost information to your insurance company for processing. Depending on the company’s policy, the funds may be paid upfront or after the job is complete. If the money is held until completion, have an invoice sent to the insurance agent for final payment.

Most of the construction work is not at all times pretty easy and simple. It has to have the consultation from experts and contractors, if it is a commercial establishment you are planning to put up. But there are other installations that can be done by you alone. Take, for example, installing a shingled roofing. Though this may be better left to a roofing specialist, you can still manage to do the work by having a complete set of tools to be used and simply following the procedures.

The first step in installing a shingled roofing is to put lines to trace the alignment of the shingle tops. These shingles will be placed above the lines for nailing. The lines have to be snapped across the roof from eave to peak. Tracing the lines can be done with the use of shingle bottoms or tapes as recommended by manufacturers. When all lay outing is done, the shingles are now ready for installation. It is important to balance every other shingle by 6 inches to prevent from possible leakage when you overlap them and leave about 1/16 inch space between each shingle.

Start putting the first set of starter shingles and nail each using four galvanized roofing nails. Then, start laying each shingle on top of the starter shingles, suspending the drip edge by ½ inch. Don’t forget to nail each shingle from the bottom next to the previous one, with a common nailing direction across each shingle. In installing a shingled roofing, this will prevent the shingles from collapsing. When the entire roof is covered with shingles, the next step is to position the hip shingles. These will be laid on top of the ridge shingles, which are used to cover the intersectional top or peak of the roof planes. Put one hip shingle each at both ends of the ridge and trace a line across one side. Then start putting more all the way up to the center point of the ridge and nail them on each side.

Applying the ridge shingles is probably the last step in installing a shingled roofing. Unlike the hip shingles where the direction starts at both ends, laying the ridge shingles starts on one end all the way to the other end, considering the highest wind direction. When this is done, fasten the last ridge shingle with two nails, the only nails that are exposed after all the roofing work is finally completed.

Roofing Contractors | Roofing Columbus | Roofing Companies | Roof Repair | Roof Replacement | Roof Estimate

Unfortunately, your roof won’t usually pick warm and clear days to break, obviously it is much more common for your roof to develop leaks and problems when the rain is beating down and the wind is blowing a gale. Even if the roof does get damaged on a calm day it is really quite unlikely that you will notice until the weather changes. At least without regular maintenance it will be. If you find it absolutely essential when installing roofing shingles in cold weather there are certain things you need to be aware of, although it is always better to fix your roof on a calm day; it may not seem necessary at the time but it is safer for you and your roof.

Installing roofing shingles in cold weather is dangerous.

Going up on your roof in cold weather, especially when there is ice or snow is potentially very dangerous indeed. Any traffic on your roof should be avoided wherever possible because a slippery roof is likely to result in a very serious fall. If you do have to go on the roof to conduct repairs you should always ensure that the roof itself, ladders and any equipment you will be using is dry and safely secured.

You can damage material if installing roofing shingles in cold weather.

Removing ice or snow from the roof can cause serious and irreparable damage to the roof. Scarping away at anything on your roof can easily lead to you removing the protective surface on the shingles, and this surface is the best protection you can get against the elements. It prevents damage to the material itself and ensures that any water will run smoothly off your roof surface without collecting. Removing it means your roof is more prone to leakage. Also, the slightest knock to a freezing cold shingle is likely to break it very easily.

Roofing Contractors | Roofing Columbus | Roofing Companies | Roof Repair | Roof Replacement

Things to consider when installing roofing shingles in cold weather.

The most important thing to remember in the event that you need to install roofing shingles in cold weather is your personal safety. Traversing a sloping roof in icy conditions is near suicidal and should be avoided at all costs. There is a reason that you can’t get a roofing contractor to come out and fix your roof in these conditions and it isn’t because it’s too cold to work.

Snow is no better and even early morning dew can create a very slippery surface that is potentially lethal to anyone trying to walk on the roof. However, if you do need to replace a shingle try to remain on the ladder and be sure to handle the shingles with as much care as possible so that you don’t break them.

You will have to manually seal the tabs of the shingles down yourself, because the warmth of the sun normally activates the adhesive strips, but this obviously will not be possible in cold weather.
